
Development Review Team

In the City’s continuing effort to inject consistency and convenience into the development review process, a Development Review Team (DRT) has been formed. The DRT consisting of the City Manager, Public Safety Director, Planning Director, Public Works Director, Water Resource Management Director, and the Director of Environmental Services will be responsible for the final review and approval of all site plans and engineering/construction plans involved with site development within the City of Auburn. Through this effort, it is the intent of the City to assure a three week turnaround on all plans submitted. It will be the responsibility of the applicant to assure that all plans submitted are complete and accurate. The committee will meet once a week on Thursday at 9:00 AM in the Development Services Building Conference Room or as otherwise indicated on the DRT Meetings and Deadlines Calendar located on the City’s website.
In order for the applicant’s plans to be reviewed at the weekly meeting, the applicant must submit the required number of copies of all plans and all other required documents to the Public Works Department’s Plans Review Engineer at least twenty-two (22) days before the regularly scheduled meeting at which time the plans are to undergo final review. The applicant will receive, within fifteen (15) days of the submittal deadline, from the City of Auburn via e-mail, a detailed list of all comments concerning the submitted documents. This will give the applicant six (6) days to address the comments before appearing before the DRT where the applicant will be asked to address each comment.
If, at the first meeting, all comments are addressed to the satisfaction of the DRT then the applicant will receive final Approval at that time. If the applicant has not addressed all comments to the satisfaction of the DRT, then three other actions are possible: (1) Conditional Approval – A conditional approval may be granted in cases where ther remaining issues few and will not require substantial review time. (2) Continuance – A continuance may be granted (or requested by the applicant) when there are more than a few outstanding issues and/or the outstanding issues are significant in nature. A continuance may be to a date certain but not to exceed three weeks from the date of the initial meeting. (3) Denial – A denial may be issued in situations where oustanding issues are very significant and will require a substantial amount of review time by staff. A denial will also be issued if by the 4th week (three weeks after the initial meeting) an Approval or Conditional Approval has not been granted. If a denial is issued, the applicant must resubmit to the DRT and restart the process, including repayment of applicable fees.
All submittals by the applicant shall be accompanied by the appropriate fees as set forth in the DRT Schedule of Fees and shall meet the criteria set forth for site plans in Article VIII of the City of Auburn Zoning Ordinance as well as the criteria set forth for Engineering/Construction Plans in Article III of the City of Auburn Subdivision Regulations.
